Fasteners and Hurricane Clips

Fasteners and hurricane clips are evaluated to confirm the roof structure is securely anchored to the supporting walls. Properly installed hurricane clips and approved fasteners help transfer wind loads from the roof to the foundation and reducing the risk of uplift.

Proper nail type, correct placement, and reduced spacing between fasteners help increase resistance to uplift forces during high-wind events

Roof Materials

Roof covering materials are evaluated to determine their ability to withstand high wind conditions. Materials that are properly installed, securely fastened, and rated for wind resistance help reduce the likelihood of uplift, tearing, or loss during storms.

WIND MITIGATION INSPECTION

Opening Protection

opening protection is evaluated to determine how windows, doors, skylights, and garage doors are protected against wind-borne debris. Inspectors verify the presence of impact-rated products or approved hurricane protection systems such as shutters or panels, as well as proper ratings and installation.

HVAC

The HVAC system is evaluated for age, overall condition, and proper operation. Inspectors look for visible damage, improper installations, rust, leaks, and safe electrical connections, as well as verifying adequate cooling and heating performance at the time of inspection.

Plumbing

The plumbing system is evaluated to identify the type of supply piping, drain lines, and overall condition of visible components. Inspectors look for active leaks, corrosion, improper materials, water heater condition, and proper pressure relief and shutoff valves

Electrical

The electrical system is evaluated to determine the type of service, panel condition, and overall safety of visible components. Inspectors look for improper wiring methods, overloaded circuits, double-tapped breakers, aluminum or cloth wiring, and signs of overheating or corrosion

4-POINTS INSPECTION

Roof

The roof is evaluated for age, material type, and overall condition. Inspectors look for signs of active leaks, missing or damaged materials, improper repairs, and remaining useful life.

The failure of older roofs, with the resulting water damage and possibility of mold growth, is a significant source of claims for insurance companies. So your company may ask that you provide a roof inspection report, especially if the home is more than 20-years old. The report must verify that your roof is in good condition and has about 5 remaining years of life or more. Citizens Form “CIT RCF-1 09 12” is the industry-standard report format. The one-page report must be completed and signed by a Florida-licensed building or roofing contractor, architect, engineer, building code official, or home inspector. The following information is required, along with two photos of the roof:

• Date of last update of roof
• If partially replaced, percentage of roof replaced
• Overall condition of roof (from excellent downward to poor)
• Any visible deterioration an/or damage
